San Juan, Island, Skagit and Whatcom Counties Combined Housing Market Statistics for February 2024
After the 2023 peak in August, the number of sales/month has been declining. Id February 2024 a "blip" foretelling the coming of Spring? |
The Average LP/SP Ratio is higher than in December and a far cry from the previous year, |
The Average DOM has been trending up since the Summer. To an Appraiser, this is an indication of weakening demand. |
The Average Price/SF has been in a seasonal decline since September. This is a key indicator for Appraisers. Some Appraisers may be indicating a "Declining" market on their appraisals. |
Average Price are down just slightly from the same month last year. Prices have fallen sharply over the past few months. Part of this is seasonal. Interest rate worries are not helping, however. |
San Juan County Housing Market Statistics for February 2024
The number of Sales in San Juan County is up from January of 2024, but still lower than last year. |
The Average List Price to Sale Price Ratio is below 95%. It's a buyer's market, if you can find a listing. |
Average DOM is about what it was at this time last year and has recently declined sharply. Is demand up, or sellers are just giving in and accepting lower offers? |
Average Price/SF is declining after a year of stability. |
Prices in San Juan County are about where they were last year, but of course, this is the San Juans, a very volatile market, statistically speaking. Significant differences in property types, buyer and seller motivations and more seasonal changes in demand make for big swings in average prices. |
Island County Housing Market Statistics for February 2024
The number of sales in Island County is on a steady decline, with the exception of August, 2023. |
The Average LP/SP Ratio is relatively steady at 98%. |
Island County DOM is more than double what it was in August, 2023. |
The Average Price/SF is down pretty significantly from the Summer. Much of this is seasonal, but interest rate fears aren't helping. |
Average Prices in Island County are pretty much falling out of bed, down almost 15% from a year ago. Watch for that dreaded declining box being checked on the appraisal. It's not the Appraiser's fault. We just report the data trends. |
Skagit County Housing Market Statistics for February 2024
Skagit County saw a nice bump in the number of sales in February 2024, after a 7 month declining trend. |
The Average List Price/Sale Price trend has been increasing. Could this be the start of Spring? |
The Average DOM pushed up to the high in 2 years at over 60 days. |
The Average Price/SF in Skagit County just doesn't seem to know what it wants to do. January and February were pretty robust, all things considered. |
The Average Price in Skagit County is higher than it was in February 2023, by about 2.5%. |
Whatcom County Housing Market Statistics for February 2024
Well off it's yearly peak, the number of sales has been in a relatively narrow channel for the past 4 months. |
Overall, the Average List Price to Sale Price Ratio in Whatcom County has been stable with little change or directional trend over the past year and a half. |
The Average Days on Market for Whatcom County has nearly tripled, since the low in June of 2023. |
The overall price/SF trend in Whatcom County is slightly increasing. A good sign for the Spring selling season. |
Average Prices are up over the past few months and are slightly above last year. |
